LEED Gold for the T30 office campus in Grünwald

KGAL realized a modern new building with a focus on sustainability on Tölzer Strasse in Grünwald. The certification was LEED Core & Shell Gold. Alpha IC's involvement was of central importance: in addition to reviewing the planning and preparing all certificates, the sustainability support enabled numerous additional qualities to be incorporated into the project that went beyond the original planning content. For example, outdoor bicycle parking spaces and a bicycle cellar with associated shower facilities were added for users. 

In addition, water-saving fittings were used to reduce drinking water consumption in the long term. In the interior fit-out, great importance was attached to the use of low-emission or pollutant-free materials - specifically in the product categories of paints, varnishes, coatings, adhesives and sealants, interior insulation and wood composites. Measures were also implemented to ensure cleanliness on the construction site and structured commissioning of the plant technology. The latter included, among other things, the supervision and documentation of functional tests of the technical systems. In addition, modern energy monitoring technology was installed to enable continuous energy monitoring.

In addition to these additional measures initiated by the certification, many sustainability aspects were already part of the planning and construction process from the outset. These include an energy-efficient building standard, the installation of e-charging stations and a photovoltaic system, generous green spaces and a concept for rainwater infiltration on the property. The design of the exterior lighting to avoid light pollution was also taken into account. Inside the building, good use of daylight and views to the outside (“quality views”) ensure a high quality of stay. Last but not least, the project impressed with its high recovery and recycling rates for construction and demolition waste as well as the use of products with Environmental Product Declarations (EPDs), which create transparency regarding ecological product characteristics.
